(Jacksonville, FL) FGC, Inc. was awarded a 2,995 square feet, tenant build-out, for Fuzzy’s Taco Shop opening at 8221 Southside Blvd, Jacksonville, FL 32256. Total project value is $251,000. The permit was issued in November 2018 and construction is estimated to be completed January 2019.

Commercial Construction Industry Trends for 2019

It’s the end of the year, which means it is time to forecast what 2019 will bring for the commercial construction industry. Many 2018 trends will carry over into the new year. Major trends predicted for the Construction Industry

  • Better construction project management software. It’s becoming easier for contractors to manage projects, change schedules, order products, and more.
  • Drone usage will become more popular. Drones will be used to survey an entire site. Drones can reach places a human may not be able to as easily. Drones can also increase safety at the work site.
  • Other robots are also being used for certain tedious tasks like laying bricks.
  • More green technology will be built into construction projects. More companies are building environmentally-friendly buildings to reduce the carbon footprint.
  • Construction projects will also continue to be more sustainable by building structures that run on less electrical, use recycled materials or water.
  • More modular and prefabricated construction projects. Modular construction companies can build commercial buildings (office, hotels, etc.) at a faster rate. Modular construction can save contractors a lot of time and money because the units are built in a factory to the project’s exact specifications quickly.
  • Material costs will continue to increase. There is currently a decreased supply and a high demand, which is why the costs are still rising.
  • There will continue to be fewer workers. There are many positions open, but not enough workers to fill positions.
  • There will be better safety equipment, since there has been a rise in accidents and deaths in construction. For example, there are work boots that connect to Wi-Fi that can tell if a person is tired or has fallen. It is believed products like this will eventually become common on job sites. There are also new safety mobile apps created to in increase workplace safety.
  • Building information modeling (BIM) is creating and managing a computer-generated plan of a project – it’s a model. BIM can predict if s project will be successful and the costs that go with it. More people are using BIM, which is helping to create better projects.
  • Augmented reality continues to grow in popularity. Through a camera lens and software, a contractor can visualize a project before it begins.

FGC, Inc Awarded $1.7MM design-build contract for Overkill Motorsports new Headquarters

(Kingsland, GA) FGC, Inc. was awarded a design-build contract valued at over $1.7MM for the construction of Overkill Motorsports new headquarters. Located at 1800 Village Dr. Kingsland, GA, the project consists of design and construction to Overkill Motorsports 20,000+ SF headquarters including their showroom, retail, service department, offices, and more.

The land is estimated to be cleared mid-December with construction commencing the first quarter of 2019.

You want to know if the location is in a high-wind or flood zone. You want to know the local building codes
  • Look at the Surrounding Area – Does moving to this location fit with your business? Does the neighborhood or area reflect the values of your company? What’s the traffic like? Is the location easy to get to? Local crime rates? Is the building near public transportation and highways? Are you building near businesses that are competing with you or supplementing your business? For example, a restaurant would love it if a move theater opened next door as opposed to another restaurant.
  • Look at the Local Labor Market – Are there workers around this location that can work in your business? Do qualified people have to travel far?
  • Price – You may pick the location based on the price. Not only does it cost money to build the building that will house your business and/or other commercial spaces, but it costs money to do a site inspection. The site inspection may reveal more “hidden” costs with the construction. Taxes (income, sales, and property) vary in states and cities. You may make your decision on a location based on a tax break or a site that comes with less cost to construct.

FGC, Inc Awarded a $1.6M Quad Townhouse Development Project

FGC, Inc. was recently awarded a $1.6M contract to develop a quad townhouse located at 223 11th Ave. Jacksonville Beach, Fl 32250. The total SF of the property is over 12,000 SF with each of the four units at 2,718 SF.

This three-story floor plan designed by Mark Macco Architects features 3 bedrooms and 2.5 baths. Construction is anticipated to begin mid-November with 6-8 months of total development time.

Hotel notes: Holiday Inn Express breaks ground near Town Center

Ground was broken for the Holiday Inn Express next to the iFly Indoor Skydiving center under construction along Brightman Boulevard near St. Johns Town Center.

The 93-room, four-story hotel is expected to open in July.

FGC Inc. is the lead general contractor. Ameris Bank is the lender. Paramount Construction Group is a subcontractor and working with the interior.

• Hotel Development Partners LLC bought property near Mayo Clinic to build a 155-room, seven-story Residence Inn by Marriott. Through San Pablo RI LLC, the developer paid almost $2.8 million for 2.64 acres at 4915 San Pablo Road S. It bought the land from Steinemann San Pablo LLC. Hotel Development Partners CEO Allen O’Brien said previously the group expects to break ground early in the first quarter of 2019 and open in fall 2020. The site is part of a development at San Pablo Road and Dixie Landing Drive owned by Steinemann San Pablo LLC. Steinemannco.com shows San Pablo Place as a 16-acre site for “upscale mixed-use” to include hotel and retail space.

In 2017, spending was at its highest for construction and that has continued to spill over in 2018. Commercial construction is predicted to have a 12.4% increase throughout 2018.

Labor shortage – Currently, there is a shortage of skilled workers in the construction industry, especially since the needs for construction have increased the past few years. In 2017, 210,000 jobs were added in the construction industry; however, 78 percent of construction firms are having a hard time filling positions with quality employees.

Modular and Prefabrication construction – Both modular and prefabrication are forms of offsite construction that are popular due to their shortened construction schedule, since they are built in a controlled environment assembly-line style. This type of building style creates a safer work space.

New construction technology – Each year, every industry is introduced to new technology that can make jobs easier. New construction technology is aimed to make workplaces safe and increase productivity. Drones are conducting site surveys and doing inspections. Robots are completing repetitive tasks. Building Information Modeling (BIM) is a construction software that worked with virtual related to help contractors visualize projects, better communicate and increase productivity.
