Commercial Construction Industry Trends for 2019

It’s the end of the year, which means it is time to forecast what 2019 will bring for the commercial construction industry. Many 2018 trends will carry over into the new year. As a commercial contractor, we at FGC, Inc. understand and believe in the importance of keeping up with industry trends – we keep up with trends, so we don’t fall behind, but also so we are able to give our clients the latest and best options with their commercial projects.

The construction industry continues to change and evolve each year to meet the demands, values, and needs of the world. From new technology advances to “green” building, there are new trends each year. By being “in the know” of these trends, we can better prepare our company and clients for the future.

For this article, we wanted to share with you some of the predicted trends for next year

Major trends predicted for the Construction Industry

  • Better construction project management software. It’s becoming easier for contractors to manage projects, change schedules, order products, and more.
  • Drone usage will become more popular. Drones will be used to survey an entire site. Drones can reach places a human may not be able to as easily. Drones can also increase safety at the work site.
  • Other robots are also being used for certain tedious tasks like laying bricks.
  • More green technology will be built into construction projects. More companies are building environmentally-friendly buildings to reduce the carbon footprint.
  • Construction projects will also continue to be more sustainable by building structures that run on less electrical, use recycled materials or water.
  • More modular and prefabricated construction projects. Modular construction companies can build commercial buildings (office, hotels, etc.) at a faster rate. Modular construction can save contractors a lot of time and money because the units are built in a factory to the project’s exact specifications quickly.
  • Material costs will continue to increase. There is currently a decreased supply and a high demand, which is why the costs are still rising.
  • There will continue to be fewer workers. There are many positions open, but not enough workers to fill positions.
  • There will be better safety equipment, since there has been a rise in accidents and deaths in construction. For example, there are work boots that connect to Wi-Fi that can tell if a person is tired or has fallen. It is believed products like this will eventually become common on job sites. There are also new safety mobile apps created to in increase workplace safety.
  • Building information modeling (BIM) is creating and managing a computer-generated plan of a project – it’s a model. BIM can predict if s project will be successful and the costs that go with it. More people are using BIM, which is helping to create better projects.
  • Augmented reality continues to grow in popularity. Through a camera lens and software, a contractor can visualize a project before it begins.

How to Find the Right Commercial Contractor

With a building boom, there’s a lot of demand for construction these days, which means there’s a lot of contractors out there bidding for work. In any industry, there are good, quality people and there are bad, untrustworthy people.

If you’re looking for a commercial contractor for a new project, you’re looking for the best. You want a quality project built. Your job is to hire a responsible, respectable, reliable commercial contractor. FGC Is a Florida licensed general contractor serving multiple commercial industries, including retail, medical, industrial, education, food service, hospitality, and many more.

For this article, we wanted to share qualities with you that you should be looking for when hiring a commercial contractor. You don’t want to end up working with someone who isn’t good on his/her promises or who ends up suing you later.

Qualities of a Great Commercial Contractor

  • Make sure the contractor is licensed and insured. Unlicensed contractor work is illegal in the state of Florida. An unlicensed contractor can be harder to go after legally. He/she can also sue you if they harm themselves on your property if they are not carrying insurance.
  • Thoroughly examine the company’s portfolio to see if their work goes along with your vision. You also want to see if they’ve had a lot of quality, successful projects.
  • If you’re hiring a commercial contractor, make sure they have experience with ADA compliance, permits, fire suppression systems, etc.
  • Vet this contractor’s references. Find out if the company is good with communication, timelines, budgets, and promises.
  • Ask the contractor about their subcontractors and vendors and how they choose them.
  • Pay attention to how the contractor interacts with you. Does he/she take time to address your questions and concerns? Does he/she ignore you? Does he/she have poor communication skills?
  • Inquire about the contractor’s ability to innovate and keep up with the times. See if there’s anything new he/she would be willing to implement in your commercial project.
  • Ask about their safety precautions.
  • Find out how your contractor manages projects and how he will communicate with you, his workers, and vendors throughout the process.

We recommend taking to a few different commercial contractors to find one who bests suits you and your project’s needs. The above list are just a few things to keep in mind as you research and meet with commercial contractors. At FGC, our word is our bond. Benefits of Building Commercial Real Estate

  1. Income – With a commercial property, you are guaranteed a steadier income at higher rates. Commercial properties keep tenants longer than residential properties, and commercial properties have fewer vacant spaces. Commercial properties have an annual return that is much higher than single family homes (6 to 12 percent versus 1 to 4 percent).
  2. Inherent value – Commercial properties are valuable for their location and space, which means they are a secure and sound investment.
  3. High appreciation – Commercial properties tend to appreciate faster than other investments. If you enhance your property, you will only add value to it.
  4. Tax benefits – Commercial real estate investors receive mortgage interest deduction and a depreciation deduction, which can lower your taxes.
  5. Professional, valuable tenants – The tenants who move into commercial spaces are businesses, so the landlord/owner’s relationship with the tenant is more professional and business-like. These tenants also need to keep up and improve their space to attract business, so they will help you increase the value of your property.
  6. Triple net leases – You do not have to pay any expenses on the property. The renters take care of all property expenses, including real estate taxes. As the landlord/owner, you must pay the mortgage.
  7. Good return – Commercial properties give landlords/investors/owners a better, constant return. You can let the property build equity to sell for profit.

8 Commercial Construction Trends of 2018

We may be eight months into 2018, but it’s never too late to talk about commercial construction trends currently occurring in the industry. In 2017, spending was at its highest for construction and that has continued to spill over in 2018. Commercial construction is predicted to have a 12.4% increase throughout 2018.

As a full-service, licensed general contractor in Florida, our team at FGC, Inc. has extensive experience designing and building commercial construction. It’s important to us and for us to keep up with the current industry trends, so we wanted to share a few of these trends with you.

Commercial Constructions Trends to Watch Out For

Labor shortage – Currently, there is a shortage of skilled workers in the construction industry, especially since the needs for construction have increased the past few years. In 2017, 210,000 jobs were added in the construction industry; however, 78 percent of construction firms are having a hard time filling positions with quality employees.

Modular and Prefabrication construction – Both modular and prefabrication are forms of offsite construction that are popular due to their shortened construction schedule, since they are built in a controlled environment assembly-line style. This type of building style creates a safer work space.

New construction technology – Each year, every industry is introduced to new technology that can make jobs easier. New construction technology is aimed to make workplaces safe and increase productivity. Drones are conducting site surveys and doing inspections. Robots are completing repetitive tasks. Building Information Modeling (BIM) is a construction software that worked with virtual related to help contractors visualize projects, better communicate and increase productivity. Virtual reality simulations are helping people train on equipment and look at jobsites or finished projects before the construction even begins. With the labor shortage, technology and robots are helping fill in the gaps where people are missing. Robots are also great for completing dangerous tasks in place of a person.

Green construction – More jobsites continue to go “green” every year as sustainability and environmental concerns are a big trend. Timber projects are popular right now throughout the country. Recycling construction waste from the jobsite and turning into something else that can be used again is gaining in popularity.

Grocery stores – With many people wanting curbside pickup and delivery services from grocery stores, there will be a shift in the need to change the way grocery store buildings are built. Stores are looking to remodel and expand to add more features and services to coincide with the customer demand for better shopping experiences.

Aging population – The large Baby Boomer generation continue to get older, which can easily change how buildings need to be designed. Buildings need to start to accommodate older visitors better.

Malls – Thanks to e-commerce sites, malls are becoming deserted. To fill the space, businesses that aren’t usually “mall friendly” are coming into spaces to attract visitors – this means renovations are needed for these new businesses moving in.

Structural resiliency – Because of all the natural disasters that occurred in 2017 that destroyed many buildings, buildings need to be built to withstand a natural disaster.
