  • Commercial site survey – You may ask the builder or contractor, like our team at FGC, to do a commercial site survey which tells the physical characteristics of the site – this includes the size and topographical features. You want to know what parts of the land can be built on and what parts cannot. You want to know what the soil composition is. You want to know what the local average temperature is at the site. You want to know if the location is in a high-wind or flood zone. You want to know the local building codes
  • Look at the Surrounding Area – Does moving to this location fit with your business? Does the neighborhood or area reflect the values of your company? What’s the traffic like? Is the location easy to get to? Local crime rates? Is the building near public transportation and highways? Are you building near businesses that are competing with you or supplementing your business? For example, a restaurant would love it if a move theater opened next door as opposed to another restaurant.
  • Look at the Local Labor Market – Are there workers around this location that can work in your business? Do qualified people have to travel far?
  • Price – You may pick the location based on the price. Not only does it cost money to build the building that will house your business and/or other commercial spaces, but it costs money to do a site inspection. The site inspection may reveal more “hidden” costs with the construction. Taxes (income, sales, and property) vary in states and cities. You may make your decision on a location based on a tax break or a site that comes with less cost to construct.
